An appealing 33.23-acre (13.45 ha) parcel of land comprising a mixture of traditional pasture, mature woodland and attractive wildlife ponds, in an idyllic and secluded setting with spectacular views.

There are some 20 acres (approximately) of permanent pasture and approximately 10 acres of summer grazing, divided in to five fields, with an area of about 3 acres or so of ancient woodland in the centre, and ponds covering about ¾ of an acre in the North West corner.

There is a stone track along the South Eastern edge providing access to a parking area and a large concrete base and plinth for a proposed general-purpose agricultural building which has been approved under Permitted Development by the local authority. The foundations and oversite slab are to a very high specification in order to take heavy machinery and farm vehicles etc. The building measures 16m x 12m and the drawings for the completion are included in the sale.

Whilst the upper fields are more convex the lower part is more saucer shaped and slopes gently down to the ponds, (which benefit from having planning permission to be increased in size to an area approaching roughly 2 acres.) They have recently been stocked with Carp fry to provide fishing in the future, but they also lend themselves to duck flighting and tend to encourage wildlife generally, not to mention providing a watering hole for the Red and Roe deer that are to be found in abundance in the area. There are three or four good locations that have been used for high seats for both sporting and wildlife observation.

Kingsbeer copse is the name given to the area of ancient woodland of just over three acres that sit in the middle of the holding, and this, along with the woodland perimeters not only provides a haven for wildlife, but contains a significant amount of Oak ready to be harvested.

Historically, Kingsbeer has been farmed with cattle and sheep grazing and forage harvesting, (140 large round bales of hay harvested last year,) and with the natural water sources on site of the ponds and the brook on North Eastern boundary this is still a more than credible option, but other potential uses include; the cultivation of Willow for Osier or Bio-mass, (in addition to livestock,) an equestrian enterprise, a micro sporting estate, timber and forest product production, or as amenity land to enjoy nature and the peace and quiet, or indeed, a combination of more than one of these.

Basic Payment Scheme

Subject to the opening of Rural payments Agency transfer windows, the vendor shall transfer the entitlements commensurate with the eligible area of the Property and bear any necessary costs.
